Like a lot of Tollerton residents, this morning I received an email from Rushcliffe Borough Council about the proposed development of 200 new homes off Burnside Avenue. This was possibly the most ridiculous proposal RBC has ever received and, rightly, they rejected the planning application.
But the grounds for refusal are interesting. Amongst the reasons for booting this proposal, RBC have highlighted:
- Not a sustainable location
- Doesn’t meet the ‘golden rules’ of NPPF
- Harmful development
- Tollerton is not a key settlement for growth(!)
- Not linked to local need
- Not within the Tollerton Neighbourhood Plan(!)
- Not adequately demonstrated vehicle access would NOT have a severe impact on highways/pedestrian safety or on the ability of existing roads/junctions(!)
- Failed to demonstrate the benefits of the application
Now, to most logical folk, it would seem any combination of these grounds for rejection could be levied at the proposed development of the former RAF Tollerton and the land north of the airfield.
